The independent hearing panel for the Auckland Unitary Plan started hearing submissions early this year and will continue for the next few months before making their final recommendations to Council later this year.
As discussed in many forums over the last few years, the Unitary Plan will determine the direction for the growth in Auckland for the next 30 years. To some extent it has been compromised by Special Housing Legislation which demanded faster urban growth and more houses for Auckland, and these Special Housing Areas have not been subject to the rigorous planning controls of the RMA.
For the Rural sector the Unitary Plan severely restricts further subdivision, and also further limits the location of Transferable Rural Titles. Although the existing District Plans are already restrictive in providing for Rural Subdivision, the Unitary Plan is likely to close most of the existing provisions. If you own Rural property in the Auckland Council area and are contemplating any form of subdivision, now may be your last chance to get the ball rolling.
