The Torrens System replaced the older and often confusing deeds system in New Zealand through the introduction of the Land Transfer Act 1870.
Key features of the Torrens System are;

· Title by Registration
· Simplification of Transfers
· Crown guarantee
In the process of bringing Deeds land under the Land Transfer Act some titles were assigned a ‘Limited as to Parcels’ status where the land had never been sufficiently surveyed. This results in the boundaries not being guaranteed by the Crown.
As a result of this limitation, you may face challenges when trying to develop, subdivide or sell the land because the boundaries are not confirmed nor guaranteed by the crown.
To remove these limitations a surveyor must undertake sufficient survey work to accurately determine the boundaries. This can be an extensive process and will require consultation with the adjoining landowners to confirm their titles are not affected.
